Tenant Find & Contract Service
Perfect if you want to manage the tenancy yourself but need professional support to secure the right tenant. We’ll market your property, conduct accompanied viewings, carry out comprehensive referencing, and draw up a compliant tenancy agreement, ensuring a smooth and secure start to the tenancy.
Your Legal Responsibilities as a Landlord
Letting a property in the UK comes with a set of legal obligations. As your trusted partner, we help ensure you meet all current legislation, including:
- Gas Safety Certificate (CP12) – required annually for all gas appliances.
- Electrical Installation Condition Report (EICR) – must be renewed every 5 years.
- Energy Performance Certificate (EPC) – valid for 10 years, must be rated E or above.
- Smoke & Carbon Monoxide Alarms – compliant alarms must be fitted and tested at the start of each tenancy.
- Right to Rent Checks – legally required to verify a tenant’s immigration status before granting a tenancy.
- Tenancy Deposit Protection – deposits must be registered with a government-backed scheme within 30 days.

Our Fees for Landlords
At Elliot Lincoln, we believe in absolute transparency. Our fees are simple and competitive:
Let Only (Tenant Find & Contract Service):
75% of the first month’s rent + VAT
Includes: marketing, viewings, referencing, tenancy agreement and compliance checks.
Fully Managed Service:
We charge a one-off onboarding fee of 75% + vat of the first month’s rent, which covers professional marketing, accompanied viewings, comprehensive tenant referencing, tenancy agreement preparation, and all initial compliance checks. Once the tenancy is in place, our ongoing management fee is 10% of the monthly rental income plus VAT, providing continuous support for both you and your tenant. This includes rent collection, property inspections, maintenance coordination, tenancy renewals, and full legal compliance monitoring, ensuring your investment is protected and your time is preserved.
