Step-by-Step Guide to Renting
- Search & Enquire
Browse available properties online or register your details with us, we’ll match you with homes that suit your lifestyle and budget. - Arrange a Viewing
We’ll arrange an in-person or virtual viewing at a convenient time, giving you all the details you need to make an informed decision. - Offer & Holding Deposit
Once you’ve found the right property, we’ll ask for a holding deposit (maximum 1 week’s rent) to reserve it while referencing is completed. - Referencing & Affordability
All applicants undergo referencing. You’ll need to show a combined income of 2.5–3x the monthly rent. If you fall short, you may need a UK-based guarantor with suitable financial standing. - Right to Rent Checks
By law, we must verify every adult tenant’s immigration status before the tenancy starts. You’ll need to provide valid ID and proof of right to reside in the UK. - Tenancy Agreement & Deposit
We’ll draw up a clear, legally compliant tenancy agreement. Your tenancy deposit (capped at 5 or 6 weeks’ rent) will be registered and protected with the Deposit Protection Service (DPS). - Move-In Day
Keys are handed over, meter readings taken, and you’ll receive a welcome pack with all necessary contact information and legal documents. - Ongoing Support & Maintenance
We’re available throughout your tenancy for advice or support. Maintenance requests can be reported easily, including via WhatsApp, phone or email — for fast, hassle-free resolution.
Tenant Fees & Permitted Payments
Elliot Lincoln complies fully with the Tenant Fees Act 2019. This means we do not charge tenants for administration, inventory, check-ins, renewals, or exit fees.
We are legally permitted to request only the following:
Permitted Charges
- Holding Deposit:
Up to one week’s rent, deductible from the first month’s rent if the tenancy proceeds. - Tenancy Deposit:
Capped at five weeks’ rent (or six weeks if annual rent exceeds £50,000), protected via the DPS. - Lost Key / Security Devices:
You may be charged for the actual cost of replacement plus reasonable evidence of cost, in line with current legislation and future regulations. - Late Rent Payment:
Charged at 3% above the Bank of England base rate, applicable only after rent is overdue by 14 days. - Variation to Tenancy / Early Termination (at tenant’s request):
Up to £50, or higher if the landlord can prove reasonable costs were incurred.
Pets, Guarantors & Other Considerations
- Pets:
Pet-friendly properties will be clearly advertised. In most cases, written permission is required, and conditions may apply. - Guarantors:
Required if referencing highlights affordability gaps or credit issues. Must be UK-based with sufficient income. - Affordability Checks:
We assess applicants based on income, employment status, and previous landlord references.
Your Protection & Our Commitments
- We are members of The Property Ombudsman (TPO) for redress and complaint resolution.
- All tenancy deposits are protected through the Deposit Protection Service (DPS).
